New construction insurance FAQ

When do I need to buy insurance on a new construction home?

Your lender will require proof of homeowners insurance before funding — usually a few days before closing. We recommend starting the quote 2 to 3 weeks out so the binder is issued and delivered to title without a last-minute scramble.

Should the dwelling limit match my purchase price?

No. The dwelling limit should reflect what it would cost to rebuild the home, which excludes the land. On a new build the purchase price often includes lot premium and upgrades, so we build the limit from the plan, square footage and finish level instead.

What is builder's risk and do I need it?

Builder's risk covers the structure while it is under construction and is normally carried by the builder on a production home. If you are the one contracting the build on land you own, you need it — then convert to a homeowners policy at completion.

Does a brand-new roof lower my premium in Texas?

Roof age and material are among the biggest premium drivers in North Texas because of wind and hail exposure. A new roof, and in many cases an impact-resistant shingle, can qualify for credits. We check both at quote time.

Can I bundle the new home with my auto policy?

Yes, and it is usually the better move. Writing home and auto together at closing applies the multi-policy discount from day one rather than waiting for your auto renewal.
